What it feels like

Dubai Hills feels like a modern, deliberately planned suburb that happens to sit close to the centre of the city. Wide boulevards, a big park, a full-size mall and several schools mean daily life rarely requires leaving. It is polished rather than characterful.

A large Emaar master community between Al Khail Road and Umm Suqeim Road, combining villas, townhouses and apartments around a golf course, park and mall.

Strengths

  • Excellent schools nearby
  • Dubai Hills Mall and strong dining
  • Very central location
  • Large park and golf course
  • Modern housing stock

Weaknesses

  • Ongoing construction in newer phases
  • Prices increased quickly
  • Landscaping less mature than older communities
  • Villa demand makes availability tight
