Methodology
How we score communities
Every community is assessed on the same ten categories, each scored from 0 to 10. Scores are set editorially and stored in one central dataset, so they can be revised as communities change without touching individual pages.
Category 01
Community quality
Overall upkeep, landscaping, streets, public areas and feeling of quality.
Category 02
Property quality
Typical age, finishing, layouts and build quality of villas and apartments.
Category 03
Amenities
Pools, gyms, parks, restaurants, retail, clubs and community facilities.
Category 04
Family friendly
Playgrounds, schools, nurseries, safety, walking environment and family atmosphere.
Category 05
Greenery
Parks, landscaping, mature trees and access to nature.
Category 06
Walkability
Ability to walk to daily needs, restaurants, parks and amenities.
Category 07
Dining & retail
Quality and accessibility of restaurants, cafés and shops.
Category 08
Connectivity
Access to major roads and important Dubai destinations.
Category 09
Value for money
Quality of lifestyle relative to typical rent or purchase price.
Category 10
Community maturity
How established, completed and functional the wider community feels.
The overall score
The overall score out of 10 reflects the ten categories together, with a deliberate emphasis on the factors that affect daily life most: community quality, family friendliness, amenities and value. We publish the plain category average alongside it on each community page so you can see where our judgement differs from a simple mean.
Independence
We are not a brokerage. Scores are never influenced by advertising, enquiries or partner relationships, and any paid placement is labelled as sponsored wherever it appears.
Data status
This MVP uses editorial placeholder figures for scores, rents and prices. They are directionally realistic but not verified market data, and each community page shows when its record was last updated.
