What it feels like

JVC is where a lot of Dubai actually lives: cheaper rents, easy access to Al Khail Road, and a steadily improving mix of cafés and supermarkets. It is also a permanent building site in places, with uneven pavements and blocked streets.

A large mid-rise district between Al Khail Road and Sheikh Mohammed Bin Zayed Road, mixing apartments, townhouses and small villas.

Strengths

  • Lowest rents for the location
  • Strong road connectivity
  • Growing café and supermarket choice
  • Townhouse options for families
  • High rental yields

Weaknesses

  • Constant construction
  • Very variable building quality
  • Limited parks and greenery
  • Parking and traffic pressure
